Featured Community Watersound Beach, FL

Stop searching “Watersound” as one neighborhood

Watersound is a St. Joe brand applied to separately governed communities, each with its own HOA, rental rules, and sometimes club obligation. A townhome north of Highway 98 and a Gulf-front estate can share the name and almost nothing else. Pick the community before the house and confirm current HOA, club, and county documents.

Watersound Beach

Gated Gulf-front original, entirely south of the highway, with more than a mile of private beach. Walton County STR permitting still applies. Watersound Club membership is optional for Beach owners; get a written club quote and do not assume a listing photo includes it.

Watersound Origins

North of Highway 98 around Lake Powell, inland and resident-first, about two miles to 30A and roughly three miles to beaches by multi-use path. Short-term rental is restricted in some sections. Origins owners get the amenities in their own section, with no membership. This is year-round neighborhood living, not a Gulf-front rental machine.

Watersound Camp Creek

Custom-home enclave next to Camp Creek Golf Club with a hard homesite cap. Club membership is mandatory on top of HOA. Publicly described as rental restricted: private-club luxury, not a weekend STR.

Watersound West Beach

Separate gated section south of 30A with boardwalk access through Deer Lake State Park. Golf carts must be owner-registered; rental carts are not permitted behind the gates and there is no street parking. Short-term rental is allowed; Walton County permitting still applies.

Club membership is not automatic

Camp Creek requires club; Origins gets the amenities in its own section, with no membership; Beach club is optional and priced separately. Ask for the declaration, current HOA budget, and written Watersound Club quote.

Watersound is not one neighborhood. The name covers a gated Gulf side community with boardwalks over tall dunes and a set of newer St. Joe communities north of 30A near Lake Powell and the Camp Creek golf course. The J30A Watersound search pulls five MLS subdivisions together: Watersound Beach, Watersound West Beach, Watersound Bridges, Watersound Origins and Watersound Camp Creek. On October 11, 2026, Watersound Origins held the most active listings, followed by Camp Creek and Watersound Beach. So the first question on any Watersound home is which Watersound. Addresses use the 32461 ZIP. Under a 2016 USPS change, mail may say Watersound, while emergency services use Inlet Beach.

Location and beach access

Watersound sits on the eastern half of 30A between Seagrove Beach and Seacrest. On the beach side, Visit South Walton describes a neighborhood beyond a gatehouse with cottages that recall Eastern Seaboard maritime towns, plus modern homes and condos facing the Gulf, wooden boardwalks over large dunes, and Deer Lake State Park at the heart of the area. The Watersound Inn states that the Watersound Beach Club is a private amenity, not open to the general public. Public accesses sit nearby: Walton County's chart lists Walton Dunes Neighborhood Beach Access at 258 Beachfront Trail with 14 spaces, marked as a future regional access, and Gulf Lakes at 8040 E County Highway 30A with no parking. Public with no parking means you walk or bike in. Deer Lake State Park, at 6350 E County Road 30A, also has a public beach reached by a boardwalk across the dunes. Florida State Parks lists its hours as 8 a.m. to sunset, so it is a daytime only beach, and the park can close temporarily when it reaches capacity.

The communities inside the name

  • Watersound Beach and West Beach. The gated Gulf side neighborhoods, with maritime style cottages, larger homes and Gulf view condos.
  • Watersound Origins. St. Joe calls it a Coastal Village. Its site says it reaches the banks of Lake Powell, one of Florida's largest coastal dune lakes, with Watersound Town Center at its entrance and Origins Golf Course among its amenities. Several builders are building new homes there.
  • Watersound Camp Creek. St. Joe describes it as its newest South Walton neighborhood, gated and set beside Camp Creek Golf Club, a private 18 hole course, a short bike or golf cart ride to 30A and to the Publix at Watersound Town Center.

Our team has sold on Sextant Lane, West Firethorn Circle, Sawbuck Drive, Bunting Lane, Suwannee Drive and Ravine Road.

Home types and what moves price

Most active Watersound single-family listings on October 11 were built in 2020 or later, so new construction is the norm north of 30A and resale is the norm on the beach side. Price moves on:

  • Which community. Beach side and Origins or Camp Creek are different products. Within each, closeness to the Gulf, the dunes, the lake or the club changes value.
  • New versus resale. Compare new with new and resale with resale.
  • Private pool. It helps a rental stand out.
  • Updates. A remodeled older beach side cottage can hold its own; original kitchens and systems usually cannot.
  • Finishes and builder. In new construction, builder and finish package explain much of the spread. We price every home against sales of the same type, age and position, never against the town average.

Lifestyle anchors

The dunes and Deer Lake State Park on the beach side; Lake Powell, golf and Watersound Town Center to the north; and the Timpoochee Trail along 30A connecting it all. Point Washington State Forest stretches north of 30A.

Watersound compared with nearby towns

Watersound shoppers usually also tour Seacrest Beach, Alys Beach and Rosemary Beach. Alys and Rosemary are compact planned towns with walkable centers and older, more uniform housing stock. Seacrest is a smaller neighborhood with a town center and green spaces. Watersound gives you more choice in age, size and setting, including most of the new construction on the east end, and the beach side offers some of the tallest dunes on 30A.

Before you write an offer

A short list of what we confirm on every Watersound home before an offer goes in:

  • The real walk to the water. The route from the front door to the nearest public access or to the Gulf, Lake Powell or the club, timed, not the straight line on a map.
  • Flood zone and elevation certificate, plus insurance quotes for the exact address. Neighborhood averages do not carry over to one lot.
  • Year built and major system dates: roof, HVAC, water heater and any impact windows or doors.
  • Remodel permits. A remodel that was permitted and finaled is a different asset from one that was not.
  • Comparable sales of the same type. We pull them before you tour, so the house is judged against its real competition.
  • Association basics, if there is one.

Renting the home out

Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
