Alys Beach is the white town on 30A. Its homes share white walls, solid masonry and courtyard living, and its master plan by DPZ CoDesign lays out homes, shops, restaurants, parks and paths in phases, all within walking or biking distance. The developer says no community anywhere required the FORTIFIED standard for every home before Alys Beach did, and every structure here has solid masonry roofs and walls. Khoury Vogt Architects serve as town architects. That consistency is the appeal, and it is also why two Alys Beach homes can look like twins online while differing a great deal in age, setting and finish. Addresses use the 32461 ZIP; USPS accepts Alys Beach as the city, while Inlet Beach is the official name for emergency purposes.
Alys Beach sits on the east end of 30A between Seacrest Beach and Rosemary Beach. Its location page says the town treats its beach and beach accesses as private, reserved for homeowners and its own vacation rental guests and closed to the public. For public county access, Walton County's chart lists Seabreeze and Seacrest neighborhood accesses to the west, with no parking, and the Inlet Beach regional accesses on West Park Place Avenue to the east, with parking and restrooms. Accesses without parking are public; you walk or bike in.
The developer's site shows how varied the plan is. Phase IV, where the town meets the forest and a boardwalk runs through pine woodland, is described as more country than town and sits beside The Silva, the newest amenity. Somersisle Terrace lines the street from Town Center down to the Gulf. On the J30A search on October 11, 2026, Elbow Beach Road, Mark Twain Lane and Sea Garden Street carried the most active listings, with others on Nonesuch Way, Longtail Road and Charles Street. Our team has sold on Sea Garden Street and North Castle Harbour Drive.
Expect courtyard homes, homes near the Gulf and Town Center, quieter homes in the wooded phase near The Silva, custom homes and a small number of condos, townhomes and lots. Build years on active single-family listings ran from 2006 to new construction on October 11, with most built in 2020 or later. Price moves on:
Town Center, the parks and pools, the boardwalk through the forest, and the Gulf. Rosemary Beach is a bike ride east.
Alys Beach is almost always compared with Rosemary Beach next door. Both are walkable planned towns on the east end with private beach walkovers. Rosemary Beach is older, founded in 1995, with brick and cobblestone ways, neutral colors and architecture that borrows from New Orleans, Charleston, St. Augustine and the West Indies. Alys Beach is newer and white, built to the FORTIFIED standard with masonry throughout, and still building. Rosemary's homes are mostly 1990s to mid 2010s; Alys has much more new construction. Buyers who care most about storm hardening and new construction lean Alys.
A short list of what we confirm on every Alys Beach home before an offer goes in:
Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
