It is a neighborhood rather than a town, which is why buyers often find it while searching Inlet Beach or Watersound. It splits into two parts: Prominence North, with townhomes, and Prominence South, with single-family homes. The community includes light commercial space with restaurants, plus pools and other shared amenities; current MLS listings describe two resort style pools, a fitness center and The Big Chill gathering spot at the entrance. Because the community is newer than most of 30A, buyers here are usually comparing homes of similar age, which makes the differences that do exist matter more.

Location and beach access

Prominence sits on the east end of 30A beside Watersound Beach, with Seacrest Beach, Alys Beach, Rosemary Beach and Inlet Beach all close by. The public walk up accesses closest to the community on Walton County's chart are Seabreeze at 8286 E County Highway 30A and Seacrest at 8520 E County Highway 30A, both with no parking. No parking does not mean private. They are public, and owners walk or bike to them. For a lot with parking and restrooms, the county's Inlet Beach regional accesses on West Park Place Avenue are a short drive east.

North and South

• Prominence North. Townhomes, a good fit for buyers who want low maintenance and shared amenities.
• Prominence South. Single-family homes on neighborhood streets.

Price inside Prominence turns on a short list:

• Product. Townhome or single-family is the first split.
• Position. Distance to the pools, the entrance and 30A, and whether the home faces open space.
• Build year. Even in a newer community, a few years of difference changes finishes and features. Compare against the same build window.
• Private pool. Many homes rely on the community pools; a private pool sets a home apart for rental guests.
• Upgrades and finishes. Builder options, outdoor kitchens, flooring and lighting explain much of the gap between similar floor plans. We price every home against sales of the same type, age and position, never against the town average.

Lifestyle anchors

The restaurants in the community's light commercial space, the community pools, the fitness center and The Big Chill at the entrance; the Timpoochee Trail along 30A; Watersound Town Center to the north and west; and Alys Beach and Rosemary Beach a bike ride east.

Prominence compared with nearby towns

Prominence is most often compared with Seacrest Beach and Watersound. Seacrest is an older neighborhood with its own town center and greens. Watersound offers a gated beach side and newer communities north of 30A. Prominence gives buyers a newer planned neighborhood with resort style shared amenities, townhome and single-family options, and a location between the two. Buyers who want a walkable town center at the door usually look east to Rosemary Beach or Alys Beach.

Before you write an offer

A short list of what we confirm on every Prominence home before an offer goes in:

• The real walk to the water. The route from the front door to the nearest public access or to the Gulf or the community pools, timed, not the straight line on a map.
• Flood zone and elevation certificate, plus insurance quotes for the exact address. Neighborhood averages do not carry over to one lot.
• Year built and major system dates: roof, HVAC, water heater and any impact windows or doors.
• Remodel permits. A remodel that was permitted and finaled is a different asset from one that was not.
• Comparable sales of the same type. We pull them before you tour, so the house is judged against its real competition.
• Association basics, if there is one.

Renting the home out

Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
