Seagrove Beach is classic South Walton without a master-planned town square. It sits on central Scenic Highway 30A, east of Seaside and WaterColor and west of Watersound and the east-end communities. On a map it is unincorporated Santa Rosa Beach / 32459; on the ground it is its own decision.
Seagrove is the practical middle of 30A. Bike or walk toward Seaside’s Central Square for energy; lean east toward Eastern Lake for quieter residential streets. The Timpoochee Trail makes trail-adjacent living a real filter. CR 395 is the everyday drop-in from Highway 98. This is a mixed, mostly organic beach community: older cottages, renovated homes, condos north and south of 30A, and newer construction among trees and older footprints.
Walton County’s Old Seagrove Neighborhood Plan, adopted February 27, 2025, defines a single-family pocket bounded west by Seaside, east by County Road 395, south by the Gulf, and north by a Western Lake tributary. The overlay preserves historic plats, tree canopy, pedestrian beach easements, and residential scale. If you want walk-to-Seaside without owning in Seaside, Old Seagrove may fit; Eastern Lake and other pockets may not be inside the overlay.
Eastern Lake brings water, canopy, and a calmer rhythm. Seagrove is an area name first; rules are parcel-specific. Beach access depends on the walkover, regional access, and parking story serving the home. We confirm access before offer.
Second-home families who want Seaside energy next door without Seasides town rules; buyers who prefer cottages and canopy; heavy-use owners who grocery-run off 395 and bike the Timpoochee Trail; and investors who will read overlay and HOA documents instead of underwriting photos.
Vacation use can work in many pockets, but Walton County STR registration, state tax and DBPR steps where applicable, and HOA or overlay rules all stack. Inside Old Seagrove, the adopted plan allows short-term vacation rental uses subject to its standards and the Land Development Code, and newly constructed short-term vacation rentals may not exceed six bedrooms. That is an overlay standard, not a substitute for the recorded declaration. Outside Old Seagrove, rules differ street by street.

Seagrove Beach has something newer 30A towns cannot build: mature shade. Visit South Walton describes lush oaks and magnolias, family run businesses and a classic Gulf Coast feel, and the neighborhood runs about two miles along the beach between Seaside and Watersound. It was here first. Seaside's own history places its 1946 land purchase next to Seagrove Beach, and Visit South Walton notes a Seagrove cafe that has been part of the community since 1949. Seagrove homes use Santa Rosa Beach mailing addresses, so every listing in the J30A Seagrove search shows Santa Rosa Beach in the city field.
Seagrove has more public accesses than almost any stretch of 30A. Walton County's chart lists Seagrove Beach Regional Beach Access at 3910 E County Highway 30A with 23 spaces and restrooms, and Santa Clara Regional Beach Access at 3468 E County Highway 30A with 30 spaces plus 30 more on the north side of 30A. San Juan, at 48 S San Juan Avenue, has 13 spaces, and Eastern Lake has right of way spaces plus a lot. Then come the walk up neighborhood accesses with no parking, west to east: Dogwood/Thyme, Hickory, Live Oak, Nightcap, HWY 395, Holly, Azalea/Camellia, Gardenia, Headland Avenue, Greenwood, Andalusia, Dothan, Pelayo Avenue, Campbell Street, Beachwood Villas, One Seagrove Place, Eastern Lake on San Roy Road and Sugar Dunes. All of them are public. You walk or bike in, and in Seagrove the nearest one is often at the end of your street.
Old Seagrove, the shaded grid of streets near the Gulf, is the classic Seagrove address. Walton County adopted an Old Seagrove Neighborhood Plan in 2025 after public hearings, and its planning page posts maps of the plan area. If you plan to remodel or rebuild there, read it and check your lot with the county planning department. East of the old grid, homes cluster near Eastern Lake. Gulf side condo buildings line 30A. Our team has sold on Seagrove Village Drive, Lakeview Drive, Palmeira Way, Dune Ridge Road, San Juan Avenue, Cassine Garden Circle, North Lake Drive and Somerset Bridge.
Seagrove has the widest product mix in central 30A: older cottages under the trees, larger new and older single-family homes, Gulf view condos, homes near Eastern Lake, and lots. On the October 11 J30A search, active single-family homes, condos and lots all ran across a wide price range. What separates them:
Eastern Lake, a coastal dune lake, and the Timpoochee Trail along 30A are the outdoor anchors, per Visit South Walton. Long running local restaurants and the shade of old oaks are the rest. Seaside is a short bike ride west.
Seagrove buyers often weigh it against Seaside to the west and Watersound to the east. Seaside is a tightly planned town with very few listings. Watersound is a group of newer St. Joe communities with gated and amenity rich options. Seagrove is older and less uniform, with more beach accesses, more variety and usually more homes for sale at once. That variety is the opportunity and the risk, which is why comparing like with like matters here more than anywhere.
A short list of what we confirm on every Seagrove Beach home before an offer goes in:
Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
