It is not part of the City of Destin, which is to the west in Okaloosa County, and 30A and the rest of South Walton are to the east. US 98 runs through it, and Scenic Gulf Drive runs closer to the Gulf. The first question on any Miramar Beach home is whether it is Gulf front, Gulf view or north of US 98.

Gulf front and Gulf view on Scenic Gulf Drive

On Scenic Gulf Drive the road itself is often the line. Buildings on the Gulf side, such as Majestic Sun and Edgewater Beach, can be Gulf front. Buildings on the north side, such as Maravilla, usually reach the beach through an access across the road, which makes them Gulf view with deeded beach access rather than Gulf front. Read the MLS view and waterfront fields and the association documents for the exact unit.

Beaches on Scenic Gulf Drive

Walton County's Miramar Beach Regional Access, at 2375 Scenic Gulf Drive, has east, central and west sections, 138 spaces in the main lot and 62 in the north lot, ADA access in the central section and seasonal lifeguards. Dolphin Reef, an artificial reef, sits about 685 feet offshore in 12 to 20 feet of water. The county's newer Scenic Gulf Drive regional access at 907 Scenic Gulf Drive sits on a 2.1 acre property. HOA and condo basics

Many Miramar Beach condos sit under both a condominium association and a resort or master association. Ask for each declaration, the rules, current budgets, reserves, recent minutes and any special assessments, plus any milestone or structural reports required under Florida law. Confirm which phase and building a unit is in, because the documents are tied to it. Fees and assessments change often, so confirm with the association for the exact unit.

Renting the home out

Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, with renewals due June 1 starting with the 2026 to 2027 cycle. The county program excludes certain condominiums, but every rental still needs Florida Department of Revenue, DBPR and Walton County Tourist Development Tax registration, and condo rules can limit rentals. We do not quote rental income or occupancy.

Miramar Beach compared with Destin and 30A

Destin is a city in Okaloosa County with its own rental registration and harbor access through East Pass. Miramar Beach is unincorporated Walton County, so Walton County rules apply, and its strength is Gulf front and Gulf view condo inventory on Scenic Gulf Drive close to shopping and Grand Boulevard. 30A to the east offers planned beach towns and coastal dune lakes.
