Legacy Hill Real Estate serves Inlet Beach along 30A and the Emerald Coast. Search homes at https://j30a.com; visit The Jonathan Hill Team at https://thejonathanhillteam.com.
Inlet Beach sits at the far eastern end of 30A, from about 300 yards into 30A down to Camp Helen State Park / Philips Inlet. Roughly a mile long, about 500 acres, and about 1,300 properties. It is the easternmost point before Bay County.
Along 30A south of Hwy 98: about 180 acres and around 500 vacation homes. Much of this area is not under an HOA, with a mix of new mega-properties and older beach cottages, plus small pockets of about ten uniform homes. Classic 30A vacation ambiance.
About 320 acres and around 750 properties, a hybrid of primary residences, second homes, long-term rentals, and short-term vacation rentals. Less resort vibe than south of 98, but still closer to the beach than many off-30A areas. You contend with the main road (underpass near 30A). Often more value; rental income potential is typically less robust than south of 98, a fit for a more laid-back use case.
We help buyers weigh north vs south of Hwy 98 honestly.
Inlet Beach is the easternmost beach community in South Walton, named for Phillips Inlet, where Lake Powell meets the Gulf and Walton County meets Bay County. US 98 splits it into a Gulf side and a lake side. The Inlet Beach mailing address, ZIP 32461, covers more than most buyers expect: Gulf side homes off 30A, condos such as The Pointe on 30A, lake side homes on Lake Powell, and the address used by neighbors such as Seacrest Beach, Prominence, Rosemary Beach and parts of Watersound. Older cottages line side streets off 30A beside newer condos, townhomes and villas.
Inlet Beach has the largest group of public accesses on the east end. The Inlet Beach Regional Beach Access at the end of South Orange Street has lots of parking, restrooms and water fountains. Walton County's July 2026 chart lists Inlet Regional Beach Access (West) at 435 W Park Place Avenue with 50 spaces and restrooms, Inlet Beach Regional Beach Access (Central) at 303 W Park Place Avenue with 50 spaces, restrooms and ADA access, and Inlet Beach Regional Beach Access (East) at 119 W Park Place Avenue with 10 spaces and restrooms. Neighborhood accesses include Winston Lane and Wall Street with no parking, South Walton Lakeshore Drive with 3 spaces, and Lupine with no parking. No parking still means public; you walk or bike in. Gulf front lots here mostly sit at least partly seaward of the state Coastal Construction Control Line, which affects what you can build or rebuild.
Our team has sold eight Inlet Beach homes, on Elysee Court, Geoff Wilder Lane, Pelican Glide Lane, East County Highway 30A, North Walton Lakeshore Drive and Gossamer Lane, where one unit sold twice.
Inlet Beach has the widest mix on the east end, from lots and older cottages to new Gulf side homes and condos. Price moves on:
Lake Powell is the largest coastal dune lake in Florida at almost 800 acres, and it periodically opens to the Gulf at Phillips Inlet. Camp Helen State Park borders Inlet Beach to the east: 180 acres of day use park between the Gulf and Lake Powell, with swimming, hiking, beachcombing and fishing. Rosemary Beach and Alys Beach are just west on 30A.
Inlet Beach sits next to Rosemary Beach, Alys Beach and Watersound, and buyers often tour all four. Rosemary and Alys are planned towns with walkable centers and private walkovers. Watersound mixes a gated beach side with newer communities. Inlet Beach is more varied: older Gulf side streets, condos, newer neighborhoods and lake homes, with the east end's biggest public accesses and a state park next door. If walkability is the priority, compare Rosemary Beach. If you want room, water on two sides and easy public beach days, Inlet Beach deserves a close look.
A short list of what we confirm on every Inlet Beach home before an offer goes in:
Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
