Rosemary Beach is the east-end community people picture when they want 30A without needing a car for dinner. It sits on Scenic Highway 30A in the Inlet Beach / 32461 geography, a short hop from Alys Beach. Most destinations are about a five-minute walk; paths, boardwalks, cobblestone streets, restaurants, shops, greens, and beach service are the product. All properties have beach access.
Rosemary is a planned, design-governed town. Architecture draws from Caribbean, West Indies, and southern coastal precedents. The Regulating Plan, Urban Regulations, Architectural Regulations, Landscaping Regulations, and Design Review Procedures govern construction and maintenance. The Town Architect handles compliance. Paint, additions, fences, driveways, and landscaping are not weekend DIY; budget design review.
The Jonathan Hill Team works here with people who want the community for themselves and owners who also want a short-term rental. Those goals require different due diligence. Short-term stays are part of the culture, but income is not guaranteed. Confirm current cottage and townhome minimum stays, and verify all law and HOA rules.
Before operating in Walton County, owners need Florida Department of Revenue registration, DBPR licensing when applicable, tourism development tax registration, and annual county STR registration. A local responsible party must be available 24/7 and able to reach the unit within one hour. Occupancy is capped at one person per 150 square feet unless the certificate sets a lower limit. The county certificate does not transfer with a sale. Reconfirm current fees.
Parking is where pretty listings fail. Street parking is limited; Walton County requires off-street parking for vacation rentals, and garage spaces count only if usable for vehicles.
Rosemary bans golf carts, ATVs, LSVs, motor scooters, and similar off-street vehicles inside the community. Amenities include four pools, a fitness center, eight Har-Tru tennis courts, a 2.3-mile fitness trail, and beach service. Confirm current access rules with the POA.
Second-home families who walk to dinner, design-sensitive buyers who will live with the Town Architect, investors who will do county paperwork and parking math, and East-30A users who also shop Alys and Seacrest. Owners list well when they price off Rosemary comps and launch with porch and courtyard photography.

Full Team guide: https://thejonathanhillteam.com/neighborhoods/rosemary-beach
Rosemary Beach was founded in 1995 and planned by Duany Plater-Zyberk and Company, the firm behind Seaside. The plan called for more than 400 home sites around a mixed use town center of shops and restaurants, with 30A running through the middle. Visit South Walton describes cobblestone streets and winding paths with everything a short walk from the town center. The architecture draws on New Orleans, St. Augustine, Charleston and the West Indies, so balconies, courtyards and porches are everywhere, houses sit close together and the palette stays neutral. Addresses use the 32461 ZIP; Rosemary Beach is accepted on mail, while Inlet Beach is the official city name for emergency purposes.
Rosemary Beach sits on the east end of 30A between Alys Beach and Inlet Beach. The town was developed on land originally part of the older Inlet Beach area. Rosemary's own site describes nine dune walkovers built for residents and guests, and Walton County's chart lists no county access in town, so those walkovers are private. The public Inlet Beach regional accesses on West Park Place Avenue are just east, with parking and restrooms, and the chart also lists public neighborhood accesses there with no parking, such as Winston Lane and Wall Street, which you walk or bike to.
Location inside Rosemary is often the biggest swing in value. Gulf front and Gulf view homes south of 30A, homes around the town center, homes on the quiet interior paths, and homes north of 30A are distinct markets. On the October 11 J30A search, East Water Street carried the most active single-family listings. Our team has sold on East Water Street and Golden Bell Court.
Inventory splits between single-family homes and condos and townhomes, with some homes carrying a carriage house. Active single-family listings on October 11 were built from 1998 to 2015, so new construction is rare. Price moves on:
The town center, the walking paths, the dune walkovers and a hotel among the homes, per Visit South Walton. Alys Beach is next door to the west, and Inlet Beach, Lake Powell and Camp Helen State Park are just east.
Rosemary Beach is weighed against Alys Beach to the west and Inlet Beach to the east. Alys is newer, white, masonry built and still adding homes. Inlet Beach is a mix of older Gulf side streets, condos, newer neighborhoods and lake side homes with the largest public accesses on the east end. Rosemary sits in between: a finished, walkable town with private walkovers, a lively center and mostly established homes, where remodel quality often matters more than build year.
A short list of what we confirm on every Rosemary Beach home before an offer goes in:
Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
