WaterColor is the large planned neighborhood that wraps Seaside in the middle of 30A, about nine miles from either end, with Highway 395 as the 98-to-30A drop-in. Roughly 500 acres include Western Lake, about 875 single-family homes plus condos and commercial, and substantial common and natural areas. Most owners walk, bike, or take a cart to the Gulf.
Homes read as coastal cottage: fiber-cement siding, metal roofs, and wide porches. Each phase has its own pool. Pocket parks and paths connect the neighborhood. WaterColor Town Center and WaterColor Crossings, including Publix, make longer stays practical.
The HOA package includes multiple pools, clay tennis, pickleball, bocce, trails, piers, a Western Lake dock, parks, amphitheater, and gardens. Camp WaterColor includes the lazy river. The Beach Club sits on the Gulf; homeowner-only beach access runs through Van Ness Beach Access. Confirm current tennis and pickleball status before buying for the courts.
WaterColor was built around walking and biking. A complimentary trolley is real infrastructure. The community uses the Electric Cart Company and limits the neighborhood to one LSV per property address. Parking is only in private driveways, parallel pads, and marked spaces; boats and RVs are not allowed.
Assessments typically include HOA dues, bulk cable/internet, and possibly a Beach Club and Camp WaterColor special assessment. Town Center and beachside condos have separate managers and assessments. Pull the budget matching the product type.
Properties rented for less than six months must be registered through WaterColor’s Short-Term Rental Portal, plus Walton County STR rules. Not every phase is a rental neighborhood; Phase 5 has appeared on restricted lists. Confirm the recorded documents for the exact address.
Families and second-home owners who want Seaside energy next door without living on Central Square; longer-stay owners who value internet in the assessment; buyers who will live with Design Review Board culture; and sellers who prepare for Walton County’s visitor calendar rather than guessing at ROI season.

WaterColor is a 499 acre master planned community on 30A between Grayton Beach and Seaside. The St. Joe Company established it in 1999 with a town plan by Cooper Robertson, and control passed to the homeowners association in 2013. The association says nearly half the land is common area or preserve, and that is what buyers notice first: parks, trails and lake shoreline instead of wall to wall roofs. Supply is close to fixed. The association counts roughly 1,021 finished homes and expects about 1,063 at full build out, so nearly every purchase is a resale. WaterColor uses Santa Rosa Beach mailing addresses in the 32459 ZIP.
WaterColor sits on the Gulf with Western Lake on its western side, and Seaside is close enough that the WaterColor Inn lists Seaside's town grocer as about half a mile east of the hotel. The WaterColor Beach Club, with its pools on the beach, is described by the resort as an amenity for WaterColor residents and inn guests, not the general public. For public access, Van Ness Butler Regional Beach Access sits between WaterColor and Seaside at 1931 E County Highway 30A, and Walton County's paid parking program lists the Van Ness Butler lot with 96 spaces. The resort reports South Walton Fire lifeguards on the WaterColor beach daily from 10 a.m. to 6 p.m., March 1 through October 31.
Buyers usually sort WaterColor by the anchor they want closest to the porch. Near the Gulf, the Beach Club and the Inn. In the center, Cerulean Park and Camp WaterColor, the family hub with pools, water slides, a playground and a lazy river. On the lake side, the BoatHouse on Western Lake for kayaks and paddleboards, plus the association's piers, dock and about five miles of trails. Listings name a phase or district, such as the Tennis District in Phase I, so ask which phase a home is in early. On the J30A search on October 11, 2026, East Royal Fern Way, East County Highway 30A and Sunset Ridge Lane carried the most active listings. Our team has sold homes on Red Cedar Way, Western Lake Drive, Bluejack Street, Pine Needle Way and East Royal Fern Way.
WaterColor inventory is mostly single-family, with Town Center condos and the occasional lot. The association counts 117 multi-family units in Town Center. What separates prices:
Western Lake is the signature. The association describes WaterColor as surrounding Walton County's largest coastal dune lake, ringed by a 300 foot no disturbance buffer, and St. Joe lists it at 220 acres. The Tennis Center has five clay courts and two pickleball courts. WaterColor Crossings, with a Publix, is about 1.25 miles from the Inn by the resort's count. The Florida Forest Service runs controlled burns in the neighboring state forest, a normal part of living beside protected land.
WaterColor is most often compared with Seaside next door and with Grayton Beach to the west. Seaside is smaller and older, built since 1981 around a central square, with very few listings at a time. Grayton is an unplanned beach town that grew over a century. WaterColor offers more homes, more shared amenities and more room between them, with the lake, the parks and the trails built into the plan. Buyers who want to walk or bike to Seaside without living on its square often end up here.
A short list of what we confirm on every WaterColor home before an offer goes in:
Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
