Legacy Hill Real Estate serves Seacrest Beach along 30A and the Emerald Coast. Search homes at https://j30a.com; visit The Jonathan Hill Team at https://thejonathanhillteam.com.
Seacrest Beach sits on the far east end of 30A, less than a mile in, easy to spot by its red-brick town center and the iconic chair on 30A at the entrance.
The main section is about half a mile wide and a quarter mile deep, less than 100 acres, with about 800 total properties (commercial, condos, and single-family). About 450 are single-family detached.
A large resort-style pool sits in the center; a tram takes residents to beach access; walking trails run mainly around the perimeter. Town-center restaurants and shops round out daily life.
Seacrest is resort-heavy and often considered for rental property, with relatively high density. Architecture is mostly coastal cottage (fiber-cement siding and metal roofs); some properties lean more Mediterranean.
Seacrest Beach sits near the eastern end of 30A, next to Watersound, in a neighborhood Visit South Walton describes as having a lively town center and several open green spaces. Residents can walk in the woods as easily as they shop the colorful commercial center. Housing is a mix of cottages, condos and villas, mostly single-family, so a Seacrest search turns up a fair range in one place. Seacrest and Seacrest Beach are unincorporated communities in Walton County on County Road 30A, and homes use the 32461 ZIP.
Seacrest lies between Watersound and Alys Beach on the eastern stretch of 30A. Walton County's chart lists Seabreeze at 8286 E County Highway 30A and Seacrest at 8520 E County Highway 30A as walk up neighborhood accesses with no parking. They are public. Owners walk or bike to them, which in Seacrest is how the neighborhood was meant to work. Gulf Lakes, at 8040 E County Highway 30A, is another public access with no parking just to the west. The nearest regional accesses with parking and restrooms are at Inlet Beach to the east.
A 2016 USPS notice moved this area into the 32461 ZIP and lets residents keep Seacrest as their city on mail, while Inlet Beach is the city name for emergency response. On the J30A Seacrest Beach search on October 11, 2026, most active listings showed an Inlet Beach address and a few showed Seacrest. That does not mean a home is outside the neighborhood. It does mean a city only search can miss Seacrest homes or pull in neighbors, so we search by the Seacrest Beach subdivision.
Expect cottages on the neighborhood streets, plus condos and villas. Our team has sold on Blue Crab Loop East, Lifeguard Loop East, The Greenway Loop, Barefoot Lane and Endless Summer Way East. Active single-family homes on the October 11 search were built from 2002 to 2026.
Seacrest homes can look alike in photos. These separate them:
The town center, the green spaces, the woods and the Timpoochee Trail along 30A, which Visit South Walton points Seacrest residents to for biking. Alys Beach and Rosemary Beach are a bike ride east, and Watersound Town Center is close by to the west.
Seacrest Beach is usually compared with Alys Beach and Rosemary Beach to the east and Watersound to the west. Alys and Rosemary are tightly coded planned towns at higher price points. Watersound mixes a gated beach side with newer communities north of 30A. Seacrest gives east end buyers a walkable neighborhood with its own center and greens, often at a lower entry price than its planned town neighbors, based on recent J30A searches.
A short list of what we confirm on every Seacrest Beach home before an offer goes in:
Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
