The Blue Mountain area includes about 4,000 homes and more than 150 commercial properties. Product ranges from gulf-front neighborhoods to pockets that are a bike or golf-cart ride to beach access.
Gulf Place is the largest town center in Blue Mountain, with family-friendly shops and activities.
Some homes sit outside any HOA; others are in master-planned, uniform communities. That mix is part of how buyers should compare inventory here.
Legacy Hill Real Estate and The Jonathan Hill Team help you sort gulf-front vs cart-to-beach options and HOA vs non-HOA.
Blue Mountain Beach sits on the highest ground in South Walton. Visit South Walton puts its elevation at about 65 feet, and that rise is why some homes here look out over the treetops to the Gulf. It is a small neighborhood on 30A between Santa Rosa Beach and Grayton Beach, with Draper Lake close by and a public regional beach access at its center. Homes use Santa Rosa Beach mailing addresses in the 32459 ZIP, so a listing's city field will not say Blue Mountain. Here is how the area works for a buyer, from the beach accesses to the factors that set price.
Walton County's chart lists Blue Mountain Regional Beach Access at 2365 S County Highway 83 with 20 parking spaces and restrooms. Along Blue Mountain Road it lists three neighborhood accesses with no parking: Gulf Point Road, Seagrade Road and Blue Lake Road. Ray's Multi Mtn. on Sandy Lane is also public with no parking. No parking does not mean private. Those accesses are open to the public, and nearby owners simply walk or bike in. Gulfview Heights Regional Beach Access is the next one west. Heading east, 30A runs through about three miles of Point Washington State Forest before Grayton Beach, so protected woods frame the neighborhood on that side. A note on elevation: high ground is a feature, but it tells you nothing about one lot's flood zone. Check the address.
On the J30A search on October 11, 2026, Sand Dunes Road, Gulf Point Road, Blue Mountain Road and Blue Lake Road carried the most active listings. Our team has sold homes in the area on Mary Street, Walnut Street, Seaward Drive, Summit Drive, Mikken Lane, Gulfview Circle, Ridgewalk Circle and Moonlit Shores Lane, plus lots on Peaceful Lane and Rolling Dunes Drive. The J30A Blue Mountain search filters to the MLS Blue Mountain Beach subdivision, so it is tight. If a nearby home people still call Blue Mountain is missing, ask us.
Expect cottages with porches, larger single-family homes near the Gulf, and lots for buyers who want to build. Inventory is small, so the spread between listings is wide:
Visit South Walton describes Draper Lake as a coastal dune lake surrounded by live oaks and pine forest, and calls it an ecological rarity. The neighborhood is known for laid back dining, a bakery, a creamery and a bike shop, along with trails, kayaking and paddleboarding. The Timpoochee Trail runs along 30A, and the state forest to the east keeps the drive to Grayton green.
Blue Mountain Beach is usually weighed against Grayton Beach to the east and the Gulf side of Santa Rosa Beach to the west. Grayton is older and more compact, with Western Lake and the state park at its edge and a small town center. Santa Rosa Beach offers more listings and more variety on the same stretch of 30A. Blue Mountain sits between them in feel: small, relaxed and wooded, with its own regional access, a dune lake and the elevation that gives some homes a view. Buyers who want everything on foot, including shops and restaurants, tend to keep moving east toward WaterColor and Seaside.
A short list of what we confirm on every Blue Mountain Beach home before an offer goes in:
Walton County requires a short term vacation rental certificate for each rental dwelling unit, renewed every year, and every rental also needs Florida Department of Revenue, Florida DBPR and Walton County Tourist Development Tax registration. Some condominiums are handled differently under the county program, and association rules can add their own limits. We do not quote rental income or occupancy.
