30A Rental Home Costs: What Do Owners Overlook?

A 30A rental home can work for you on several levels at once. The home and land can appreciate over time, rental income can offset much of the carrying cost, and owning a rental property may open up tax advantages such as deductible expenses and depreciation. Your CPA can tell you what fits your situation. Instead of writing checks for vacation rentals that leave you with nothing to show for it, you build equity in a place you love. And the memories, from morning walks on the beach to family dinners on the porch, are priceless. With that in mind, here is what owners plan for so the numbers stay as good as the view.

Sunset over the Gulf near Inlet Beach on 30A

Short answer: Most 30A buyers plan for the mortgage, insurance and HOA dues. What they overlook are the costs that come with guests and the calendar: management and cleaning on each stay, 12% in rental taxes in South Walton, furnishings that need replacing on a schedule, and a property tax bill that is reassessed after the sale. In Inlet Beach and along the rest of 30A, the owners who budget from real records and keep a reserve are the ones who stay happy with the purchase.

Running costs that start with the first guest

On a vacation rental, management fees and cleaning come out of each booking before you see a dollar. That is why gross rental income tells you little on its own. Ask for the home's actual owner statements for the last two full years and look at what was paid out after fees, not just what was booked.

Then account for rental taxes. In South Walton, which covers Inlet Beach, Rosemary Beach and the rest of 30A, short stays carry a 5% tourist development tax plus 7% Florida state and local sales tax. Walton County says rental platforms do not remit the tourist development tax for owners, and returns are due by the 20th of the following month even when nothing was booked. Know before closing whether your manager or you will handle it.

Fixed bills that do not wait for bookings

Power, water, internet, pest control, landscaping and pool service keep going in January just like they do in July. Add HOA or condo dues, insurance and the Walton County short-term vacation rental registration. The county fee schedule effective February 1, 2025 lists $300 per property for an individual registration, and a buyer should register in their own name after closing.

Furnishings: replacement and the April 1 return

Guests are harder on a home than an owner is. Plan on replacing linens, towels, small appliances, patio furniture and decor on a regular cycle, since dated or worn rooms show up quickly in reviews.

Furnishings in a rental also count as tangible personal property in Walton County. The Walton County Property Appraiser asks for a tangible personal property return by April 1, and submitting it on time is how an owner applies for the exemption on the first $25,000 of assessed value. Missing the deadline brings penalties.

Why the seller's tax bill can mislead you

Because a rental home does not carry a homestead exemption, it falls under Florida's non-homestead rules. Assessed value increases are capped at 10% a year for most levies, but the cap ends with a sale: the home is reassessed at full market value on January 1 after it changes hands. A long-held home can have a tax bill substantially below what a new owner will pay, so base your estimate on the price you are paying.

Association surprises

For a home or condo in an association, the documents that matter most are the budget, the reserve study and recent meeting minutes. They show whether dues are set to rise and whether a special assessment is being discussed, before it becomes your bill.

Budget like an owner, not an optimist

Start with two full years of real expense and payout records, then hold a reserve from the first month for repairs, replacements and bills that arrive before income does. Jonathan has lived and worked on the Emerald Coast since 2012, and that is how he walks buyers through a rental purchase before they write an offer.
