Summer 2026 was a tighter, quicker market for beach homes on 30A. Legacy Hill Real Estate tracks residential homes along the 30A corridor south of Hwy 98, and three numbers stood out from July through September.

Supply is down to about eight months. FlexMLS put months of supply at 8.3 in September, against 14.5 a year earlier. At the end of the quarter, 863 homes were for sale along 30A, compared with 1,115 in September 2025.

More homes closed. Buyers closed on 307 homes along 30A in the quarter, against 277 in the same months of 2025. July alone saw 111 closings.

Prices moved up. The average sale price for the quarter came in near $2.54 million, about 7.6 percent above last year's $2.36 million. Median prices beat the same month of 2025 in July, August and September, and homes sold closer to their asking price than a year ago.

The upper end carried a good share of that. Homes priced at $3 million and above made up a bigger slice of sales than in Q3 2025, while the $5 million and above range was the one band where the number of homes for sale held steady instead of shrinking.

What does that mean for you? If you are buying a beach home on 30A, the right house in the right town is less likely to sit. If you are selling, the conditions favor you, as long as the price is set against recent sales in your own town and position on the water.
