Inlet Beach, Florida is situated at the far eastern end of 30A. It extends from approximately 300 yards into 30A down to Camp Helen State Park or Philips Inlet. Covering roughly a mile, it encompasses an area of approximately 500 acres with 1300 properties. It marks the easternmost point before entering Bay County. Inlet Beach can be divided into the regions on either side of Highway 98. The southern section, south of Hwy 98 and along 30A, covers about 180 acres and comprises around 500 vacation homes. Much of this area is not subject to any homeowners' association (HOA) regulations, featuring a mix of newly constructed mega-properties and smaller, older beach cottages. There are pockets of small neighborhoods with approximately ten uniform homes scattered throughout. The southern side has the ambiance of a typical 30A vacation destination. On the other hand, the northern side of Highway 98 encompasses around 750 properties spanning roughly 320 acres. This northern section is a hybrid area, accommodating primary residences, second homes, long-term rentals, and short-term vacation rentals. While rental opportunities are available in this region, it doesn't have the same resort vibes as the areas south of Highway 98. Even north of Hwy 98 in Inlet Beach, you'll find that you are closer to the beach compared to some areas off of 30A. However, it's worth noting that you'll have to contend with the main road, though there is an underpass near 30A. If you're looking for more value for your money, the northern side offers this, but rental income potential may not be as robust. This makes it an attractive option for those seeking a more laid-back atmosphere.
